The Engineer III is responsible for performing general repairs in and around hotel as needed. HVAC certification as dictated by AC/Refrigeration coolant laws required. Specific work areas will be assigned as needed to each employee, based on skill level and experience. Accurate record keeping on assigned tasks is required. Ensure that all safety systems are operable. Respond to guest room calls as required. Communicate with guests/customers to resolve maintenance issues with little to no supervision. Perform preventive maintenance on tools and equipment, including cleaning and lubrication.
Visually inspect tools, equipment, or machines.
Carry equipment (e.g., tools, radio). Identify, locate, and operate all shut-off valves for equipment. Maintain maintenance inventory and requisition parts and supplies as needed.
Assure each day’s activities and problems that occur are communicated to the other shifts using approved communication programs and standards.
Display advanced ability to read standard blue prints and electrical schematics concerning plumbing and HVAC.
Display above average engineering operations skills and strong general mechanical ability.
Display proficiency in at least three of the following categories, above average skills in three more of the following categories and basic skills in the remaining categories: air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic systems and controls, carpentry and finish skills, kitchen equipment, vehicles, energy conservation, and/or general building management.
Display solid knowledge and skill in the safe use of hand and power tools and other materials required to perform repair and maintenance tasks. Safely perform highly complex repairs of the physical property, electrical, plumbing and mechanical equipment, air conditioners, refrigeration and pool heaters - ensuring all methods, materials and practices meet company standards and Local and National codes - with little or no supervision.
Troubleshoot and perform repairs on all types of equipment (e.g., pump and motor replacement), plumbing (e.g., plunge toilets and unclog drains), electrical equipment including lamps, air conditioners, HVAC equipment, cosmetic items, extension cords, vacuum cleaners, internet devices, replace electrical switches and outlets, and program TV's.
Use the Lockout/Tagout system before performing any maintenance work.
Display advanced knowledge of all engineering computer programs related to preventative maintenance, energy management, and other systems, including devices that interact with such programs.

REPORTS TO: Director of Engineer
ESSENTIAL JOB FUNCTIONS:
Assist with preventative maintenance and complete report work orders such as replacing ceiling tiles, light bulbs, patching vinyl, etc., to maintain the hotel and keep the product quality standard.
Perform preventative maintenance assignments on a scheduled basis (e.g., "room care").
Assist in checking electrical systems such as air conditioning controls, television sets, lighting systems, and make minor repairs and/or replacement.
Assist in checking and making routine repairs and assist on major repairs of all hotel equipment including small appliances, kitchen equipment, laundry equipment, boilers, pool equipment, HVAC, hand and power tools and general plumbing systems and fixtures such as pipe lines, toilets and sinks, kitchen and laundry equipment.
Repair and maintain all existing refrigeration and air conditioning equipment.
Install newly acquired equipment (AC & Refrigeration).
Relocate equipment as needed.
Coordinate outside assistance with AC/Refrigeration as needed
Electrical repairs and maintenance to mechanical equipment.
Refurbish furniture and fixtures within guest rooms such as cabinets, tables, chairs, doors windows and counters. Paint and finish furniture and fixtures if needed.
Experience being professional, and providing hospitality in your delivery by responding in a courteous manner to all guest questions, complaints, and/or requests to ensure strong guest satisfaction.
Exposure to extreme temperatures.
Operation of heavy machinery.
Comply with attendance rules and be available to work on a regular basis.
Perform any other job related duties as assigned.
SPECIFIC JOB KNOWLEDGE, SKILLS AND ABILITIES
The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of knowledge, skills, and abilities:
-HVAC certification as dictated by AC/Refrigeration coolant laws required.
-High school or equivalent education required.
-Be able to speak, read, write and understand the English language. Good communication skills are required.
-Certified for heavy repairs such as: Welding,
-Carpentry, Electrical, Plumbing, Appliance Repair, refrigeration and HVAC experience required.
-Minimum of 3 years’ experience in AC/Refrigeration required
-Must have minimum of 3 year hands-on experience working on minor electrical, painting, plumbing and other maintenance services
-Must remain organized, neat, and accurate and always deliver high quality service and results.
-Lifting of up to 50 lbs. on a regular basis, and occasionally lifting up to 100 lbs. is required.
Must be able to stand and exert well-paced mobility for up to 8 hours in length.
Must be able to work well with all members of the Engineering Department and all other members of the Hotel Staff.
Must promote a cordial and caring attitude toward all other department heads.
Appropriate technical schooling would be helpful.
Ability to communicate with hotel guests.
